Sold data tells us what the most recent buyers have been willing to pay.
We look at homes that haven't sold that are like yours. Un-Sold data tells us buyers have rejected those homes.
Sold and Un-Sold data combined give us a range in prices to work with. Your home will most likely fall within that range 9 times out of 10.
It's hard to set a new top benchmark price unless your house is truly a spectacular one of a kind treasure!
When a home comes on the market, that home competes with all the other homes for the buyers attention.
Buyers have lots of homes to choose from and are smart shoppers looking for fair value.
Rarely will a buyer pay over market value.
