My original intent in obtaining a real estate licence in 2002 was because I had a desire to invest in real estate.
I felt the licence would give me an advantage in the real estate market.
The first home I ever bought was a disaster. Bought in Toronto at the peak of the market in 1989. I had no Realtor to help me.
It was a private deal through a friend. Big mistake #1.
Big mistake #2. was no home inspection. The home inspection would have uncovered a furnace that had to be replaced right away. I sold the house at a loss several years later. I swore never to buy another house. And didn’t for 10 years.
Big mistake #3. I sure wish I still owned that house today. The mistakes although costly at the time, would be minor compared to the equity I would have today.
After getting my licence I realized many of the mistakes I made would have been avoided if I had the benefit of somebody like I am now.
